Cheapest properties you can buy in Greater Manchester – from a £3,000 nursery to a £50,000 converted church


In today’s current climate with the cost of living soaring, everybody is searching for the most affordable ways to live. This includes buying reasonably priced properties, which can often prove quite difficult with the average house price in Greater Manchester now standing at £242,235.

The cost of a home varies hugely across each of the region’s 10 boroughs, with the houses prices much higher in some areas than others. Thankfully there are some parts of Greater Manchester where you can secure bricks and mortar for a bargain price.

Here we take a look at some of the cheapest properties currently on the market in Bolton, Bury and Wigan, typically known as the region’s more affordable areas, which each have the potential to be great investments.

Each of these properties have been listed on Rightmove or Zoopla, with some that will be sold at an auction and others that can be bought outright. They are all listed for £50,000 or less.

Bradford Street, Bolton

The cheapest property up for sale in the region is this terraced house in Bolton that is currently occupied by a nursery. Situated in the heart of Bolton close to the town centre, there is around 3,000 square foot of living space across three floors.

It is a one-bedroom property with parking at the rear and estate agents say they “believe it has all the relevant planning permits.” Its price is listed for just £3,000.

One of the cheapest homes on the market in Greater Manchester

On the market with a cheap guide price of £10,000 is this two bed terraced home in Leigh. The mid terrace property stands flush to the pavement on Briggs Street.

On the ground floor of the home is a hallway, one reception room, a kitchen and a bathroom. Upstairs there is a landing, two bedrooms and a second bathroom. There is also a garden to the rear.

Bond Wolfe Auctions say the property benefits from having a gas fired central heating system and UPVC double glazing, however it is “in need of modernisation.”

The home will be go up sale via a public auction on May 19.

Mornington Road, Bolton

This terraced house located in Bolton is also one of the cheapest homes on the market in Greater Manchester. The one-bed property has a guide price of £40,000.

Listed as an ‘ideal investment opportunity, the end terrace has previously been rented out by the current owners. It comprises a living area with a kitchenette downstairs and a bedroom with an en-suite to the first floor.

Another one of the region’s cheapest properties up for sale is a former hair and beauty salon in Bury. Found in a good location close to the town centre, the single storey shop unit is up for grabs for £50,000.

Inside the property has a shop floor which spans 22 square foot, a kitchen area, hallway, bathroom and a yard area at the back. There is also a car park and on street parking close by.

The property will be available to buy at an online auction on April 25.

A studio flat in a former church is on the market for £50,000. The 18 square metre apartment is set in the Grade II listed Trinity Church in Bolton which was converted into 84 luxury studios.
